The end of the season is the right time to understand what actually happened at your property and use those insights when planning for 2027.
Before copying last year's rates or applying a general increase, it is worth reviewing a few key indicators in your Property Management System (PMS), where reservations and important operational data are brought together.
In Digitelia, three useful sections for this review are Statistics → Revenue & Occupancy, Statistics → Smart Demand Analysis and Statistics → Countries.
1. Occupancy
See when your property was at its fullest and when more capacity remained available.
Do not focus only on annual occupancy. A month-by-month analysis can reveal periods when demand was strong enough to consider a different pricing approach for 2027.
Path: Statistics → Revenue & Occupancy
2. ADR
ADR (Average Daily Rate) shows the average rate of sold room nights.
Compare it with occupancy. If a period achieved high occupancy at a certain ADR level, it is worth examining whether there was room for a different pricing strategy.
Path: Statistics → Revenue & Occupancy
3. RevPAR
RevPAR (Revenue per Available Room) helps you evaluate the relationship between rate and occupancy, showing how effectively available capacity was used.
For your 2027 planning, identify the periods when this combination performed better and use them as reference points.
Path: Statistics → Revenue & Occupancy
4. Revenue
Do not look only at total season revenue. See how it was distributed month by month.
A strong month may result from more room nights, a better average rate or a combination of both. Understanding the difference matters before setting new rates.
Path: Statistics → Revenue & Occupancy
5. Sold room nights
Sold room nights show the actual volume of accommodation nights you sold.
Review them alongside availability, occupancy and ADR. This makes it easier to compare different months and understand where commercial momentum was genuinely stronger.
Path: Statistics → Revenue & Occupancy
6. Demand periods
Monthly averages can hide important differences between individual dates.
Smart Demand Analysis helps you identify periods of higher or lower demand and consider whether specific weeks or days need a different approach.
Path: Statistics → Smart Demand Analysis
7. Countries of origin
See which countries your reservations and room nights came from.
This information does not determine your rate on its own. However, it helps you understand which markets generate a significant part of your property's demand and better plan the next season commercially.
Path: Statistics → Countries
Do not look at the numbers in isolation
The most important thing before setting your 2027 rates is to combine the data.
High occupancy combined with ADR can tell a different story from high ADR with lower occupancy. Revenue becomes more meaningful when connected to sold room nights, while demand analysis may reveal dates with very different dynamics within the same month.
The right question is not simply “how much should I increase my rates for 2027?” but “where did I have demand, at what rate did I sell and which periods had room for a different strategy?”
From 2026 statistics to 2027 decisions
Digitelia's statistics help you bring together the picture of your season and use it as a basis for your next pricing plan.
Occupancy, ADR, RevPAR, revenue, room nights, demand periods and countries of origin do not give you a “magic” rate for 2027. They give you something more useful: data from your own property's operation on which you can base your next decisions.
